The Thunder Rock master-planned development is located at the northwest corner of US Hwy 281 and SH 71 in the City of Marble Falls. The 1,100-acre project will include 1,966 single-family residential lots, multi-family and active adult phases, and retail/commercial space at full build-out. The development will feature a variety of amenities including a 26-acre city-owned Sportsplex, 10-acre recreational center, and linear parks with native habitat and nature trails along Flatrock Creek.
Our team provided master planning, entitlement, and theming services for the overall development as well as the planning and layout of the multi-family and commercial tracts, and the 26-acre Sportsplex which will contain four baseball fields, four full-size soccer fields, a multi-purpose field, concession and restroom buildings, and a parking lot. A multidisciplinary approach from our civil engineers, landscape architects, and planners was crucial for success due to extreme topographical variability across the site and the presence of dolomite just inches beneath the surface. Balancing user experience and ADA accessibility with retaining walls and earthwork considerations proved to be a complex and rewarding opportunity for the project team.
Phase 1 is under construction and includes 280 single-family lots on 172 acres. Peloton Land Solutions, a Westwood company provided civil engineering, surveying, and construction services for this phase which also includes 3,000 linear feet of offsite sanitary sewer; 7,600 linear feet of offsite roadway; and drainage facilities.
