Our involvement in the overall Alliance Northport Industrial Park, which includes five industrial distribution centers strategically located at the intersection of I-35W and Texas 114, began with the earliest due diligence phases of the project. Our planners and engineers prepared the master plan for the industrial park which now includes almost 3M SF of industrial space. Our environmental team worked on issues related to the U.S. Army Corps of Engineers’ flowage easement for Lake Grapevine which extends onto the subject property, as well as the delineation of several areas of potentially jurisdictional waters.
Our H&H and environmental teams provided valuable information related to wetlands/water resources and floodplain reclamation that informed the master plan, maximizing the development and reducing environmental impacts and pursuant mitigation. Our entitlement services for this project included boundary and topographic surveys, platting, coordination with numerous entities regarding utilities, and extensive coordination with the Town of Northlake.
Following the adoption of the master plan, Peloton Land Solutions, a Westwood company performed the site design for each of the five individual industrial sites within the industrial park, many of which are occupied by nationally known companies attracted by the area’s fast-growing hub of logistics and transportation infrastructure.
