This 422K SF industrial distribution center sits on 21.5 acres in the Alliance Westport sector, just off I- 35W near Fort Worth Alliance Airport. The site is occupied by Michaels, North America’s largest arts and crafts specialty retailer. Peloton Land Solutions, a Westwood company designed a parking lot expansion which added 129 employee parking spaces on the north side of the existing building to accommodate increased office space.
Our planners and engineers prepared plans for the demolition of a portion of existing truck court paving and the addition of mature screening trees/shrubs and a drainage swale. The project proved challenging in that it reduced the available space between Westport Parkway and the parking expansion, requiring creative grading of berms to accommodate a future sidewalk along Westport Parkway while meeting tree mitigation and screening requirements. This required multiple variances including successfully gaining approval for vegetative screening between the parking lot and roadway in lieu of a concrete screening wall, allowing for a more environmentally friendly solution and a cost savings to the client.
Site civil design included new paving, grading, on-site sidewalk, fencing, restriping of truck court spaces, and modifications and additions to the existing storm drain system.
