This 21-acre multi-family infill development, currently under construction, sets the bar for developments of its kind in North Texas. The project will be constructed in two phases and include premium community features such as a circular entry, central park with community pond, multiple pools, and biking and jogging trails. The design evokes an urban feel with buildings fronting streets and parking located in the interior, allowing for enhanced streetscape.
Phase I of the development will include two 4-story buildings, totaling 317 units, which are connected by a skybridge. The development’s location along an existing channel allows for the creation of the community pond/water feature that will double as stormwater detention. This detention design proved challenging to the design team due to the site topography and because the pond serves two phases of the development. As a solution, the shared water feature was essentially designed as two ponds with differing elevations connected by an overflow weir. A pedestrian bridge is also incorporated into the design of the detention pond. Our team is providing zoning, platting, and the engineering design of infrastructure and site improvements for the 630-unit luxury development, including paving, parking, utilities, and detention design.
