870-acre mixed-use development
This 870-acre mixed-use project along IH-35W in fast-growing north Fort Worth contains a combination of retail, health care, entertainment, dining, and single- and multi-family development. Alliance Town Center, divided into north and south sections by Heritage Trace Parkway, has become a destination for some of the nation’s leading retail brands. Peloton planners prepared and gained city approval for the concept plan for the 400-acre north section, and worked with Hillwood to create final layouts of streets, development pads, and open space.
Our engineers designed multiple 3- and 4-lane divided roadways, water, sewer, and storm drainage infrastructure for various commercial tenants, and coordinated the overall drainage plan for the north section. The upper reach of Whites Branch was restored to provide a unique and sustainable open/green space with a hike-and-bike trail, dedicated as Bluestem Park. To accomplish this, a dam was breached to drain a 9.6-acre pond and a stream channel was restored resulting in increased development area. Peloton’s interdisciplinary team for this effort included engineers, hydrologists, wildlife biologists, landscape architects, planners, rangeland ecologists, and arborists to study and design the 14-acre restoration corridor.
Peloton provided feasibility studies, cost estimates, mass grading design, and overall storm water management for the 120-acre south section. Peloton also provided planning efforts for a 40-acre single-family development within this section of the project, including design of on street parking and a roundabout.
