Creeks of Legacy is a 1,064-lot, 370-acre residential master-planned community by Centurion American Development Group located in the rapidly-growing North Texas city of Celina. Consisting of arterial roadway networks, open space with water features, and a neighborhood amenity center, prominent national home-builders such as First Texas Homes and Lennar are building this new community. Peloton provided entitlement (zoning and platting), infrastructure engineering, hydraulics and hydrology, and environmental impact assessments and permitting, as well as construction staking services. This development also benefits from being designated as a Tax Increment Reinvestment Zone (TIRZ), as well as a Public Improvement District (PID). In addition to planning and engineering off-site water and regional sanitary sewer facilities, Peloton developed a design to reclaim 24 acres of floodplain and mitigate increased runoff from the development. Design elements include arterial and collector crossings of a tributary to Doe Branch, valley storage excavation including amenity ponds within the floodplain, and fill areas used to create a model home park and commercial pad site. Valley storage excavation was accomplished without impacting jurisdictional waters of the U.S., avoiding the need for an individual permit.
